As Cyclone Alfred leaves a trail of destruction across Queensland, many residents are discovering their insurance policies may not fully cover the damage—particularly when it comes to roof repairs.

More than 41,000 claims have been lodged, but a little-known clause requiring proof of roof maintenance has become a major obstacle, with many homeowners unaware of the condition until after they submitted claims.

“Roofs are often neglected but in reality, are one of the most important aspects of your home. If your roof isn't maintained properly and water gets in, it can cause all sorts of damage,” said David Baird from Prestige Home Transformations.

Although government assistance is available—$1,000 per adult and $400 per child in federal payments, plus a $180 emergency hardship payment from the state—many homeowners say the support barely covers the cost of temporary repairs, let alone full restoration.

The issue has sparked frustration among policyholders who assumed their insurance would cover cyclone damage without additional conditions. For some, the discovery of this clause only came after insurers requested evidence of prior upkeep, such as receipts from inspections or restorations.

Baird encouraged Australians to take a more proactive approach in the future.

“It makes sense to get regular inspections or book a roof restoration which can be quite cheap compared to the alternative and give you peace of mind for at least 10 years,” Baird said.
