A property in Piccadilly, Newfoundland that caught fire Monday morning serves as a reminder why even those who rent their homes need insurance of their own.

Bay St. George RCMP was notified around 9:50a.m. that a trailer home located on Tourouts Lane was on fire, CBC News reported. Said home was a rental property and the current tenants were fortunately not around when the conflagration broke.

The RCMP, however, said that the fire department in Lourdes did not respond to the incident, reasoning that it did not cover the area where the fire broke. The police also noted that neither the tenant nor the owner of the trailer home had any insurance to cover for the fire damage.

Officials have confirmed that the investigation on the cause of the blaze continues, as its cause is currently unknown.

Landlord property insurance typically does not cover for fire damage, unless the property owner has specific dwelling coverage to go with it. Thus, it falls upon renters to secure tenant insurance, which does cover for fire damage.

With tenant insurance in place, renters should still be able to receive a payout for damages, even if their homes burn down and the fire department is unable to respond in time.
